Pricing- At the outset you need to decide on the listing price for the property. Norwottuck Realty Company will help you by providing a complete market analysis for your house. Norwottuck Realty Company’s goal is to recommend a price based on current market conditions and our 20 years of experience. The actual pricing decision is yours.
Required Contracts and Disclosures- Norwottuck Realty Company will review the listing contract form, the Seller's Description form, the lead paint form, agency disclosure form, etc.
Showings and Marketing- At this point, Norwottuck Realty Company will begin marketing your house. The early stage of marketing is critical: This time presents your best opportunity to impact the market. We will orchestrate the marketing so that the Internet postings, advertisements, the sign, the Multiple Listing Service, and the Multiple Listing Service Realtors' Tour (where agents from all local agencies will preview your house) occur over a short span of time. The goal is to create a sense of excitement in the marketplace, and a sense of immediacy regarding showings. The best way to accomplish this goal is to be prepared ahead of time: to have our information complete, and to have the house ready to show.
All showings will be scheduled through our office at a mutually convenient time. (See tips for preparing your house for showing below.) You may of course refuse any showing, but it is in your best interest to tolerate as many as you can. After showings, we will call you with feedback from the agents and buyers so you'll know how people are reacting to your property and price.
Offers- The purpose of a showing is to generate offers. When offers to purchase your property are made, Norwottuck Realty Company will present them to you and discuss any and all terms. We will advise and assist you in this aspect of the sale by pointing out potential problems with the offer and by helping you in the negotiation so you can get the highest sale price.
An Accepted Offer- When we have found the right buyer and you accept an offer, Attorney Lieberman will review or draft a Purchase and Sale Agreement (also known as the P&S), deed and power of attorney if necessary. The P&S will state who will hold the deposit. If a title issue should arise, Attorney Lieberman will work to resolve the problem. Said legal services are included in the commission.
Norwottuck Realty Company will facilitate and expedite the process. We will keep track of deadlines and details and keep you informed throughout the process. Having Norwottuck Realty Company handle the sale of your property will alleviate must of the stress since Attorney Lieberman of will be both your broker and attorney.
Closing- Attorney Lieberman will attend the closing and review all paperwork the Seller and Buyer are required to sign. Money will change hands, and your sale will be done!
